IMPORTANT: Renewing Flat Front Doors and 'Refuse / Milk Cupboards' To Comply With Fire Safety Laws
UPDATE 19th April 2021
Whether for your own family's safety or your tenants, you are being strongly urged now to change your front door to a British Standards Rated flat fire door installation to ensure that as a leaseholder you legally comply with current fire safety standards laws and regulations.
The landlord's managing agent Highdorn has stated they are not willing to manage these works through the collective service charges as they are not responsible under the lease.
The external surface appearance of your flat door must be Walnut Veneered and conform to the landlords specification.
As part of the ongoing Interior Works consultation, the PWRA requested the contractor to cost two options to assist you in replacing your front door so that it will be compliant with the present minimum fire safety standards required by law, see below.
As the interior painting and carpets are also now being renewed, now is the time to complete any door works as you will be held responsible for the 'making good' of any installation damage caused to the new interior scheme.
Your 'Refuse / Milk Cupboard', should you still have one, also needs reviewing for fire safety, please see GTCI's options.
1. The GTCI 'Supply And Install' Offer
For a new door and frame set fully supplied and installed by GTCI to ensure fire and smoke resistance, together with a new frame, locks, closer, hinges, seals, letterbox and door viewer ('spy hole').
Details of GTCI's 'Supply and Install' specification and costs are here and here, please approach them directly.
2. The GTCI 'Supply Only' Offer
For the GTCI supply only of the door set and ironmongery alone, and excludes fitting and the required door closer, you will need to source those yourself.
Details of GTCI's 'Supply Only' specification and costs are on this link, prices held until 14/7/21, please approach them directly.
Note: Volume discounts are available but orders need to be taken now as there is a 59 day supply time.
IMPORTANT
If you chose to source your door changes yourself you must follow the exterior surface specification given by your Landlord to retain a consistent appearance throughout the Park West building for the Interior Design scheme we have paid for. Not following this may be against your lease, your landlord may require you to change your door again and it will devalue our flats.
Please specify a Walnut Veneered outer surface, the majority of doors being fitted are from Premdor.
The landlord's appearance and layout drawing for the front surface are on this link.
